It has affectionately become known as the Moscow Safeway. No one is quite sure when and why this happened and if it is referring to the spare interior or the dated exterior. Soon, new life will infuse this beloved location that sits at the prominent corner of Elbow Drive and 4th Street. It survived the 2013 floods to become the hero that opened and fed a desperate neighbourhood.
The interior will be refreshed with fish and meat markets, a take-away counter and plenty of fresh fruit, vegetable and flower offerings. The exterior will maintain many of the current materials but add a new centralized entrance pavilion and a contemporary colour palette. A newly landscaped mini park and prairie grasses will enhance the landscape across the site.

The Ronmor Business Centre is a series of large one and two storey commercial office structures built in the early 2000s. The centre is located in the Highland light industrial area SE of downtown Calgary with spectacular views to the Rocky Mountains. Commercial office space requirements are shifting away from large single tenants to smaller tenants with specific spatial programmatic needs. In an effort to attract new tenants in this changing dynamic, exterior upgrades include new entrances, colour rebranding, lighting, signage armatures and site work.
Interior upgrades include the addition of an elevator, new lobbies, a gym, demising and overall base building renovations.

The Bridgeland ARP recognizes that the development of several residential lots can greatly improve density, services and bring vibrancy to a neighbourhood. The project site is a lot bounded by 1st Avenue and 9A Street NE in Bridgeland. The mixed-use development proposes underground parking, 7 CRUs at grade and 4 levels of 1+2 bedroom residential units, for a total of 35 units. The development includes indoor and outdoor amenity spaces on the roof. The scheme acknowledges the scale shift to single family lots by proposing townhouse units on the North edge of the site that step down to meet the neighbourhood.

The Lighthouse proposes a high-end condominium hotel tower with 36 condo units and 48 hotel rooms. The podium contains retail, commercial and amenity space. The site, in the heart of the Kensington neighbourhood, presents a development program which challenges convention. The project proposes a luxury development with amenities worthy of this designation. The podium has been designed to integrate with the vibrant pedestrian experience in Kensington while the tower explores greater density and unconventional formal design. An IMAX theatre and fitness centre sit above the penthouse suites. The fitness centre is flanked by two racquetball courts with transparent perimeter walls absorbing the Calgary skyline.

This concept master plan for 200 Granville Square in downtown Vancouver, exemplifies metro Vancouver’s desire to overcome the physical boundaries established by existing transportation infrastructure along the Burrard inlet. The master plan’s intent is to re-purpose the land on the former CPR tracks with a vibrant, accessible retail and amenity driven pedestrian space. The beneficiaries will be the commuters taking advantage of multi-modal transportation and the tenants of 200 Granville Street and the Waterfront Road proposed mixed-use tower. The master plan seeks to recognize the relevance of transit-oriented development (TODs) in future urban design strategies.

SI launched its flagship headquarters in 2002 at 135 West 50th St within blocks of its parent company, Time Inc. 135 is a typical mid-block commercial insert designed by Emery Roth & Sons in the 1960s. The lobby is carved out of the retail podium and extends to West 51st Street. The lobby design sought to reintroduce a material palette of classic NYC lobbies with walls clad in stone veneer, custom stainless steel paneling and floors refinished in terrazzo. The modern language includes overlapping ceiling planes with recessed LED lighting and back painted glass covered columns, Both storefronts were replaced and introduced stainless steel awnings.

The Palm Deira Business Park serves as a celebratory gateway to Palm Deira Island in Dubai. Consisting largely of commercial and retail program, the Business Park will provide a spectacular pedestrian-friendly experience offering respite from the high noon heat. The high-end commercial setting will be complemented by a rewarding retail experience. Two signature office towers will flank the Business Park while a central park will bridge the Palm Deira ring road, providing access to the marina and offering views to the ever-evolving urban spectacle called Dubai.

Rodale is a publishing company that produces influential books and magazines on health, wellness and sports. The design of their lobby in NYC speaks to their mission to ‘enable and inspire people to improve their lives and the world around them.’ The façade features a lean glass canopy with the logo balanced at the edge. An interior gallery greets the entrance with Rodale’s photographic collection. The lobby is a slim insertion into the building with honed flooring and a linear up-lit marble wall. A back-lit custom glass panel defines the reception. An adjacent seating area displays Rodale’s print material in a canted, stainless steel display unit.

Times Square Tower is one of the most widely seen buildings in the world as each New Years Eve it becomes a backdrop to revelers worldwide who watch the ball drop in Times Square. TST is, however, one of the least self-referential buildings in New York. Its façades each draw design themes from the facing streets with different characteristics of structure and curtain wall systems. The lower levels seamlessly integrate large-scale graphics making it at once a building and billboard. Both the lobby and skylobby were redesigned for security purposes in the post 9/11 setting.

First Canadian Centre by Skidmore, Owings & Merrill was an enormous two-tower project under construction in Calgary in the early 1980s when the economy failed. Only a single tower was completed as a result of the recession. Twenty-five years later, a design for a new second tower was created to complement but not mimic the original scheme. The site remains an enviable address along the 7th Avenue light rapid transit line. A new banking hall and plaza were introduced to create a more active and permeable pedestrian realm at the street level.
